“Disney Serenity”: 8BR Luxurious Villa with POOL and Hot Tub

Absolutely NO PARTIES and EVENTS! In the event of a noise complaint from neighbors, we will forfeit your security deposit.
No pets allowed. Unauthorized pets are subject to $200 additional cleaning per pet.
Quiet time is 10PM.
Checkin: 4PM or after
Checkout: 10AM
Given the size of the house, we are unable to accommodate any late checkouts as the cleaners would need the time to do proper cleaning and sanitation for the next guests. We apologize for any inconvenience.
Some of the closets inside the Villa are locked as these contain supplies our cleaners use as well as other private belongings. Guests must not try to open these locked closets.

No Equipment Tampering: Guests are not to tamper with any POOL equipment, outdoor security cameras, appliances, light fixtures, smoke and noise detectors without prior written authorization from the owners. Guests shall not disconnect or unplug any equipment, outdoor lights, outdoor security cameras or appliances from the power outlet as this can cause a safety hazard or damage to the equipment. If any damage or any issue arises due to tampering, unplugging or changing any settings of any equipment, an additional $300 fee may be imposed.

WAIVER OF LIABILITY. You understand use of hot tub and swimming pool is at your own risk and that special risks may be involved in using the hot tub and pool. You accept full responsibility for any bodily injury arising from use of the hot tub or swimming pool and hold owner harmless. You understand there are potential dangers that the hot tub and pool may present to children who are not carefully supervised, as well as the danger to any person using the hot tub or swimming pool, or if a person has health risks, or if a person uses the hot tub or pool while intoxicated or using any kind of drugs or medication, or uses the hot tub or pool if pregnant. You agree to explain the risks of using the hot tub or pool to any guests you may have at the property and to be fully and solely responsible for any accidents your guests may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and your guest for the consequences of those risks. You agree to waive any claim whatsoever against property owner, the management company including any of its employees, affiliates, contractors or family, for accidents or claims arising from your guests’ use of hot tub or swimming pool.

No early check-ins or late check-outs allowed unless approved in advance. Any unauthorized late check-outs will be charged a $200 late checkout fee. An unauthorized late checkout beyond 12PM will be charged the daily rate.

This is a no smoking home. Any smoking inside the home will be charged a $400 smoke remediation fee.

TENANT’S RESPONSIBILITIES:
a. Tenant will maintain the Premises in safe, clean, and sanitary order and shall return the Premises to Owner at the termination of this Lease or any extension thereof in the same condition except for ordinary wear and tear.
b. Tenant will immediately notify Owner of any dangerous conditions or defects in and about the Premises of which Tenant becomes aware.

TENANT RULES AND REGULATIONS: By booking our home, Tenant acknowledges receipt of, and has read a copy of, the tenant rules and regulations, which are attached to and incorporated into this Lease by this reference.

Indemnification: Tenant agrees to pay all costs of Owner's defense, and to indemnify and hold Owner harmless from and against any and all claims, demands, actions, and judgments of any nature and from damages of all types resulting from loss of life, bodily or personal injury or property damage arising, directly or indirectly, out of or from any occurrence in or on the Premises occasioned through the use or occupancy of the Premises, or by any act or omission of Tenant or Tenant's agents, family, contractors, invitees, or licensees in or at the Premises or any part thereof, or in the common areas thereof. Tenant acknowledges and agrees that the Owner is not responsible or liable for loss or theft of, or damage to, any personal property or effects. Tenant acknowledges and agrees that the Owner is not an insurer against such losses and expressly releases Landlord from any claim, loss, or liability arising out of or related to such losses. Tenant is encouraged to obtain renter's insurance to protect against these losses.
