Sea Ranch Abalone Bay is surrounded by meadows and woods. As such, Guest may encounter various insects and wildlife traditionally found in a natural environment. As heat and drought increases you may find ants and/or Jerusalem cricket (potato bug) seeking shelter in the house. Owner employs year-round monthly pest control services and provides insecticide for your use. Guests are advised to keep the home clear of crumbs and food.
Guests are also advised to feed dogs inside and keep doors closed to avoid racoons from entering.

LEGAL RENTAL AGREEMENT: Guests are charged full amount of booking. Guests are required to sign our more in-depth legal rental agreement within 3 days of booking. Failing that owner reserves right to cancel the booking. Of special note in our legal agreement: While every attempt will be made to ensure that all advertised equipment and appliances are in working order at the commencement of Guest’s stay, no reduction of rent, rebate, or refund will be issued for a mechanical failure of heater, dishwasher, washer, dryer, TV, refrigerator or other appliances.

SECURITY DEPOSIT: A security deposit of $500 is required to be deposited with the Owner. It will be collected separately prior to your arrival or at check-in. Guests are expected to maintain home and courtyard in good, operable, and generally clean condition. Guest is responsible for any damages or breakage to the Unit by anyone and/or pets allowed to enter the Unit during the rental period. Owner may elect to either deduct any damage from the Security Deposit or charge the credit card on file of the Lead Renter for any damage or breakage or excessive cleaning costs caused by Guest and/or party.

SECURITY CAMERAS/NOISE MONITORING: This home is equipped with 2 surveillance cameras located outside the front and back of the home to monitor the perimeter of the property. The owner meters the level of noise inside and outside the property and will advise the guest if the noise level exceeds 50dB

TSRA FACILITIES OUT OF OUR CONTROL: Due to high demand and limited availability of facilities requiring reservations for lap swim and Tennis/Pickleball as managed by TSRA, we cannot guarantee that all guests will have access to the pools and courts. Please note that no refund(s) will be provided in relation to the TSRA facilities.

PROPERTY ACCESS DETAILS: Guest’s check-in, checkout, and full property access details are sent at time of booking via our contract, digital guidebook and reminders sent periodically through and including day of check-in. Information is sent via email, SMS and are included in our guidebook with video and written description. Guests are are informed door code is live at 4PM, on contracted time of check in. Code to door expires at 11AM on day of Check-out as per contract. Owner is available by phone if further instruction or support is needed.

The Lead guest shall be directly responsible for any fines that are imposed upon us as your host as a result of any infractions to any HOA regulations by you or your group.

Further guests who violate these rules while staying at Sea Ranch Abalone Bay may be subject to eviction and be removed from the premises.

Noise

The Sea Ranch Quiet Hours are between 9 p.m. and 7 a.m. every day. Always, and especially during Quiet Hours, please conduct your indoor and outdoor activities in a prudent and respectful manner that will not be disturbing to your neighbors. Violations are addressed by Sea Ranch Security (707-785-2701) or law enforcement. Rule 6.6.03 of The Sea Ranch Association.

Drone Operation

The entirety of The Sea Ranch is a No-Drone Zone, including private lots and yards. Please leave your drones at home. Violations are addressed by Sea Ranch Security (707-785-2701) or law enforcement. Rules 3.2.04 and 6.6.04 of The Sea Ranch Association.

Dogs
To protect wildlife and avoid nuisances, all dogs must be under the owner’s control at all times and leashed when on the roads, trails, and other property owned by The Sea Ranch. Please minimize barking or howling, and always clean up after your dog. Violations are addressed by Sea Ranch Security (707-785-2701) or law enforcement. Rules 6.3 and 6.6.07 of The Sea Ranch Association.

Summary:

Dogs must be kept on a 6-foot or shorter leash on trails, roads, and beaches.
Dog waste must be removed and disposed of properly — there are no receptacles for dog waste at The Sea Ranch.
The Sea Ranch Dog Park is available for guests' dogs to run off-leash. Remember to bring your guest pass.
Smoking

As a matter of fire safety and public health, smoking of any material by any means is prohibited on all TSRA-owned property, including common areas, trails, and facilities. At private homes, please take care not to allow secondhand smoke, vapor, or odor to disturb others on neighboring properties or commons. Violations are addressed by Sea Ranch Security (707-785- 2701) or law enforcement. Rule 6.6.05 of The Sea Ranch Association

Smoking is strictly prohibited inside the Abalone Bay and throughout all common areas of The Sea Ranch development.

Ping Pong Table Use and Rules:

Keep the Ping Pong Table inside the garage at all times.
Keep the garage door closed while playing ping pong during the evening to prevent noise and light disturbing neighbors.
HOA restricts noise with quiet hours at 9 p.m. and 7 a.m. every day. It also requires no light-pollution.
Keep food and drink away from and off of the Ping Pong Table.
Clean the area after your play: wipe the folding table and sweep the floor of all food crumbs & drink spills to keep pests from invading the garage. Please put all trash in the lidded trash bin located by the garage door.
When done with play replace the cover on the folded and store Table flat along the wall next to the drop-down table to allow for space to park .
Special Rules for Riding a Bike on the Trails

The majority of the meadow trails west of Highway 1 are open to bicyclists, however, the following trails are closed for cycling:

ALL portions of the Bluff Trail
Bluff Access trails from paved roads
Public Access Trails
Hedgerow Trails
Monarch Glen Interpretive Trail
Other Notes:

Please respect the privacy of owners by accessing the trails using the trailhead pathways.
DO NOT CROSS THROUGH PRIVATE PROPERTY, WHETHER DEVELOPED OR UNDEVELOPED.
There are no barriers at the cliff's edge and it may crumble under your feet.
Please keep small children with you at all times.
For the Golfer: Sea Ranch and the CA State Fish and Wildlife have in place regulations that prohibit golfers from intentionally hitting a golf ball into the ocean.

Pets to stay off of furniture:

We discourage you from allowing your dog on any of our furnishings and the bedding. However, if your dog insists upon getting up on any furniture piece, please use the protective blanket to provide protection to fabrics and furnishings and the "dog" towel for drying wet, muddy doggy paws. You can find these items in the basket under the entryway bench. More doggy (and diver) towels are kept in a box in the garage.

Feed your pet inside:

We strongly advise against feeding your pet outside. it will attract raccoons that will gladly dine on your pet’s dinner and then come inside looking for seconds and dessert.

Ticks, fleas and other hazards:

Your dog must be current in its rabies vaccinations and tick/flea protection at the time of your stay.

It is important to stay on the marked trails and out of the meadow grasses to avoid ticks and comply with The Sea Ranch Association Rules and Regulations for the community of The Sea Ranch. Do be sure to check your pet (and yourselves) for ticks after your hikes before entering Abalone Bay.

You are responsible for all pet damages.

Do not leave pets where they can damage furnishings, walls or woodwork.
Do not leave pets outside where they can damage plantings or disturb neighbors.
Clean-Up: We expect that you will clean up any pet droppings. This includes in the yard located at Abalone Bay and on all trails. We have doggy doo-doo bags available. We expect that you will vacuum up pet fur and clean up any other pet-related messes inside the house too.
Pets to be with you at all times:

Pets should be with you as much as possible during your stay so they do not bark and whine longingly for you or get into mischief while you are away. If you must leave a pet alone, we recommend leaving them in a pet crate designed for them. Do not leave them where they can scratch at the woodwork. We provide a gate for the kitchen when asked prior to arrival.
